    ESTUDIO DE PREFACTIBILIDAD PARA LA CONSTRUCCIÓN DE UNA PLAZA COMERCIAL Y RECREATIVA SOSTENIBLE EN LA ZONA URBANA PLAZA ASTURIAS, EN LA CIUDAD DE SANTO DOMINGO, DURANTE EL PERIODO 2024- 2025”

    The objective of this degree project is to develop a prefeasibility study for the construction of a sustainable commercial and recreational plaza in the urban area "Plaza Asturias," in Santo Domingo. The project arises from the need to provide spaces that integrate commercial and recreational activities in a safe and environmentally responsible environment. It is justified by the social and economic impact it will generate in the community. The hypothesis proposes that the construction of the plaza is technically, commercially, and financially feasible. For the development of the study, surveys were applied to the target population, and socioeconomic information of the area was collected. In addition, a technical study was carried out based on architectural plans, BIM modeling (LOD 300), and current regulations, as well as a financial analysis considering investment, costs, and income projections. The results showed verified demand, a profitable investment with a positive NPV of $1,200,000, and a payback period of 1.2 years. Likewise, the technical and financial feasibility of the project was determined. It is concluded that the implementation of Plaza Asturias is feasible, contributes to sustainable urban development, and represents an opportunity to boost the local economy and improve the quality of life of the community.

    PROPUESTA DE MEJORAMIENTO DE LA VÍA GUAYAS/SAMBORONDÓN MEDIANTE CRITERIOS DE MOVILIDAD SOSTENIBLE E IDENTIDAD ARQUITECTÓNICA

    Currently the entrance to the cantonal seat of Samborondón lacks hierarchy and identity that represents the culture to which it belongs, the main access road has two lanes (entrance and exit) and these have been neglected by the municipality of turn. In this project, the extension of the main road has been proposed with new criteria of sustainable mobility together with the architectural hierarchy based on its history and customs that represent the canton. In typical characteristics, the road in question has at its entrance a detour (bypass) to the boardwalk and the land terminal of the canton, the latter recently inaugurated in July 2022, this proposal starts from the outskirts of the Parish Tarifa with an extension of 2 km of track to the entrance roundabout of the cantonal capital. The main idea of the project in question lies in the extension to four lanes of the road (tow entrance and two exit) and urban regeneration from the El Arrocero monument to the completion of the main road (Sucre Street). By opting for the BIM methodology, it allows you to reference each of the elements to be used in the project, whether they are: murals, elements for the entrance portico, pathways, totems and everything necessary that is identified as a representation of identity, not only by those who design and create a model, but also for those who wish to visualize characteristics of the elements, whether these suppliers or customers require information. Using Revit to obtain quantities allows them to be very specific which involves a precise detail to obtain costs. Taking as a reference the current Master Plan of the Municipality of Samborondón, which provides approximately 3.5 million dollars in terms of road improvement, this project meets the budget. When detailing the budget item by item in the Project program, the values corresponding to valued schedule and cash flow are obtained, these when linked with Excel tools the viability of the project is obtained for three different scenarios which gives as viable and profitable to the optimistic and normal scenarios due to their favorable values in both the NPV and the IRR.

    CONSTRUCCIÓN HABITACIONAL SOSTENIBLE EN EL CANTÓN DAULE URBANIZACIÓN PORTÓN DEL RÍO, CON CERTIFICACIÓN EDGE

    Sustainable constructions have a special respect and a significant commitment to the environment, they include processes that benefit it, summarized in three steps: considerable savings in energy consumption, water savings, and the reuse of materials used in construction. This project will seek to obtain EDGE certification, in order to develop a project in which a series of steps are involved that will help save energy, water and material consumption, being of the utmost importance at present, since it will benefit not only to the environment, but the builders, demonstrating that this type of construction is not so expensive, thus making it sustainable. Through the implementation of the BIM methodology, a tool that helps in the creation and planning of a project in a collaborative way, applying a variety of steps until its execution, and taking into account that in Ecuador this methodology is not yet implemented in the public sector, and that at a private level its use is scarce or little known, is the reason why this project seeks to be pioneers through its implementation in the Daule sector, where the apartment housing project will be executed, looking for it to generate the application of the same in a positive way in future projects.

    INTEGRACIÓN DE METODOLOGÍA BIM CON LA OPERACIÓN Y MANTENIMIENTO DE BODEGAS DE DISTRIBUIDORA FARMACÉUTICA CASO DE ESTUDIO DACHAFARM, PERIODO 2023-2024

    The study used the 7D BIM methodology to improve the operation and maintenance of Dachafarm's pharmaceutical distribution warehouses, based on the analysis of the current building and the synthesis of the operation and maintenance processes that are currently executed in Dachafarm. To carry out this area, two research methodologies were employed. The first method, the analysis, which consists of decomposing a whole into several elements that are studied both in a general and specific way. To accomplish this analysis, a digital twin was created and the engineering that are part of the project were decomposed, until the elements that can stop the operation process were identified. The identified elements were parameterized to be studied and controlled virtually and individually. The second method, synthesis, involves the rational collection of dispersed elements to reproduce them in a concise manner. Individual components were identified through analysis of existing processes and interviews with operators. In this part, the represented components were combined into a comprehensive workflow, which included all necessary tasks and processes. The proposed BIM workflow is based on the principles of incorporating data and technology, automating tasks and processes, and improving communication and collaboration. In the case study of the pharmaceutical distributor Dachafarm, according to the ROIT analysis over a 5-year forward-looking period, there was a 28% to 33% improvement in building efficiency and a 4% to 8% reduction in operating costs and preparedness for regulatory changes. It is recommended that pharmaceutical distribution companies consider implementing financial tools plus the 7D BIM methodology to provide better maintenance and operational services.

    METODOLOGIA BIM APLICADA A UN PROYECTO DE UNA FUNDACIÓN EN LA CIUDAD DE GUAYAQUIL

    For approximately five thousand years, construction has been a fundamental need for mankind. With the increasing complexity of projects, the need for specialization in different areas arose, making construction a collaborative activity between different engineering and types of buildings. The work developed aims to analyze the implementation of integrated digital tools in the planning and design of a structural foundation located in the city of Guayaquil. In Ecuador, there is a considerable growth in the number of people living on the streets. People living on the streets face challenges and dangers on a daily basis. They are vulnerable to violence, cold, lack of hygiene and malnutrition. In addition, the lack of a clear path and a source of income. Therefore, the need arises to design a foundation that helps these people, but applying the BIM methodology in its construction stage, for all its benefits. This project aims to improve planning and efficiency, through tools that help detect errors in time. It seeks to be part of the change and progress of using methodologies that contribute to an optimal management of resources and time. Its justification is based on the requirement to update its traditional construction methods. It was elaborated by means of professional software of threedimensional design, applying equipment with great graphic capacity and complying with the due regulations. Due analysis of interferences and integration between specialties was carried out. The result was that it was possible to prevent in time constructive conflicts that could have occurred in the execution stage, obtaining a clear visual representation of the technical process of the project before its execution. In construction projects, the integration of this BIM methodology is essential to enhance control, communication and planning. Applying the BIM methodology in the design of a Foundation will provide benefits in the construction stage, a detailed and collaborative digital model of the building was obtained from the different specialties. This model integrates information from all the disciplines involved, facilitating the management and exchange between specialists. In addition, the BIM methodology helps to identify and solve problems during the initial phases, which reduces costs and rework. In summary, BIM improves efficiency, costs, quality and monitoring of the project from start to finish.

    ANÁLISIS COMPARATIVO PARA LA INTEGRACIÓN DE LA METODOLOGÍA BIM EN LA CONSTRUCCIÓN DE UN PUENTE DE HORMIGÓN ARMADO EN EL SECTOR DE ENGABAO, PROVINCIA DEL GUAYAS

    The purpose of this research project was to implement and analyze the BIM methodology with Autodesk Revit software in the construction of a reinforced concrete bridge in Engabao, Guayas, Ecuador versus the traditional methodology in bridge construction. For this purpose, deductive and synthesis methods are employed to develop specific applications from general principles and summarize the key aspects of the process. The dependent variables, which include the quantity of materials, estimated time and costs, are contrasted with the independent variable, which is the BIM methodology. The target audience consists of construction company directors, project managers and construction professionals in Guayas. The project focuses on the planning, design, and construction of the bridge, making use of BIM to develop detailed models, integrate geospatial data and foster collaboration between teams. Through BIM, schedules, budgets, and resources are managed, resulting in improved efficiency and greater cost control. The results obtained through constant monitoring show that the implementation of BIM has increased efficiency, quality, and cost reduction by 5%. Therefore, this project demonstrates the high utility of BIM integration in the construction of bridges in Engabao, Guayas, by facilitating the identification of critical activities, improving the detection of potential obstacles, and achieving economic savings through greater collaboration and coordination between teams, also laying the groundwork for a wider adoption of BIM in the construction industry in Ecuador, thus promoting a more modern and efficient industry

    ESTUDIO DE PREFACTIBILIDAD TÉCNICO Y ECONÓMICO PARA LA CONSTRUCCIÓN DEL CONJUNTO VACACIONAL “PARAÍSO AZUL” EN LA PARROQUIA DE CRUCITA EN EL PERÍODO DE 2024-2025.

    The study focuses on evaluating the technical and financial feasibility for the construction of the “Paraíso Azul” tourist complex in the parish of Crucita, Ecuador. Due to the tourism boom in the area and the scarcity of property investments, the need arose to evaluate the feasibility of the project, taking into account both architecture and finances. A hybrid tactic was used, conducting a market survey of a probability sample of 150 individuals, which revealed the inclinations of future consumers and tourist appetite. A SWOT study was also conducted to unravel the internal and external elements that could shape the success of the project. The findings reveal that the vacation offer is highly attractive, backed by the rising tide of visitors. The sale of 36 apartments promises an income of $3,348,810.00, while disbursements are estimated at $2,745,973.96. This disparity projects a gross profit of 18% on revenue, underscoring the economic brilliance of the project. In the economic field, essential signs have been detected that reveal an optimistic horizon. The Net Present Value (NPV) of the project reaches $159,641.59, revealing that the discounted future income exceeds the expenses, while the IRR reaches a fascinating 48.94%, exceeding the AARR of 17.46%. In addition, a payback period of four years is calculated, indicating a rapid revival of the invested capital. In summary, the pre-feasibility analysis for “Paraíso Azul” not only confirms the technical and financial feasibility of the project, but also underlines the relevance of integrating state-of-the-art techniques such as BIM in its execution. This holistic approach is presented as an alternative to cover the need for lodging in Crucita and promote the economic and social growth of the parish, optimizing the infrastructure and creating new job opportunities.

    IMPACTO DE LA METODOLOGÍA BIM 5D EN LA PLANIFICACIÓN, CONTROL DE COSTOS Y COORDINACION INTERDISCIPLINARIA DE UN CENTRO DE CONVENCIONES EN MACHALA

    This study examines the effect of the 5D BIM methodology on the organization, expense monitoring and cross-disciplinary cooperation in the design of a convention center in Machala. The initiative arises to address the need to improve efficiency in the administration of state projects, where additional expenses, delays in deadlines and lack of integration between technical areas often appear. By creating a BIM model that includes the 3D (design), 4D (time) and 5D (costs) dimensions, and developing a BIM Execution Plan (BEP) adapted to the municipal environment, it illustrates how this methodology can improve processes from the early phases of the project. Research is enhanced through surveys aimed at experts in the field and technical validation through parametric models. The findings point to significant progress: greater accuracy in projections and estimates, early detection of disputes, and increased cooperation between various sectors.

    Análisis y comparación de recursos utilizados en la construcción de la manzana B de la ciudadela Maratea en la ciudad de Manta en el periodo 2016-2019 aplicando metodología BIM.

    The present research work consists of a comparison between the use of the traditional methodology and the BIM methodology in the planning and execution of the “Maratea” real estate project, located in the city of Manta, Ecuador, executed in the period 2016-2019. The Maratea urbanization consists of a total of 275 homes, divided into 11 blocks. For this research, block B of the urbanization is considered, composed of 15 homes. The scope of the research is to develop a 5D model of the housing block to compare the use of resources between both methodologies. This comparative study is conducted through 4 different types of analysis, which are: presentation of models, interferences between plans, difference in quantities and schedule. The research results demonstrate that there are quantitative and qualitative benefits with the use of the BIM methodology.

    “IMPLEMENTACIÓN BIM EN LA CONSTRUCCIÓN DEL ALCANTARILLADO SANITARIO PARA OPTIMIZAR COSTOS DE PRODUCCIÓN Y TIEMPOS DE EJECUCIÓN

    Currently, most public works suffer from deficiencies in the planning stage, having negative impacts on the variables of time and cost of the project, affecting the profitability of builders and end users. The survey carried out in the present investigation to 36 professionals identified that 91.7% have had delays in their execution times and 94.4% have had an increase in their production costs. The purpose of this research is to implement the Building Information Modeling (BIM) methodology in a particular sanitary sewer project in the town of Ballenita and perform a comparative analysis with the traditional project construction methodology. During the BIM implementation, a parametric model was made in the REVIT software of the main elements of the sanitary sewer such as pipes, inspection wells, residential boxes, excavations and fills. Based on this model, real amounts of work were obtained, from which a difference of 0.04% was obtained in the initial budget. A 5D planning was carried out in the NAVISWORK software to obtain a constructive simulation with the times and costs of each item as a work control tool.     IMPLEMENTACIÓN DE LA METODOLOGÍA BIM EN LA CONSTRUCCIÓN DE UNA ESTACIÓN DE SERVICIO TIPO CON ÁREA COMERCIAL EN LA CIUDAD DE BABA EN EL AÑO 2024-2025

    This paper focuses on the implementation of successful building information modeling (BIM) methods during the design and construction of a service station. The objective of the study is to evaluate the benefits of BIM adopted in special infrastructure projects and to study how the method optimizes the results of efficiency, quality and capital management aspects. The study begins with an extensive literature review on BIM and its applications in the construction industry. The fundamentals of BIM are emphasized, including the creation of digital models that integrate information on project geometry, components, cost, and schedule. It then describes the background of the gas station construction, including its scope, objectives, and specific requirements. It describes how a BIM model is developed through the design and construction phases and used as a central tool for collaboration between different design and construction teams. The study details the benefits of implementing BIM on a project, including early detection of design conflicts, optimizing energy efficiency, reducing costs, and improving communication between teams. In addition, issues related to change management and documentation are addressed, emphasizing how the BIM model can be kept up to date throughout the project life cycle and how it can be used to facilitate long-term operation and maintenance services at the station. At the end of the article, it is highlighted that the implementation of BIM in gas station construction is an effective strategy to improve the efficiency and quality of the entire project from the design phase through operation. In addition, the importance of staff training and strategic planning for the successful implementation of BIM in infrastructure construction projects was emphasized.

    PLANIFICACIÓN Y EVALUACIÓN FINANCIERA DE UN PROYECTO DE ALCANTARILLADO SANITARIO UBICADO EN EL NOROESTE DE GUAYAQUIL

    The causes for the delay in the construction of sewer projects in the country are related to deficiencies in the pre-construction stage; therefore, this research aims to carry out the planning of a sanitary sewer network construction project through the implementation of Building Information Modeling (BIM), and its financial analysis, highlighting the benefits and contribution in the optimization of the work program. Based on this research, the main components were modeled using Revit and Civil 3D programs. This determined a difference of 0.01% with the bill quantities from plans, attesting the efficiency of BIM in the digital construction of elements; in addition, in Navisworks software, time and cost data were linked to reach a 5D development level. From the financial evaluation, two scenarios were analyzed: normal and pessimistic, by means of four cash flows, concluding that in both scenarios the project is viable. On the other hand, a survey of 24 professionals with experience in similar projects, show that 79.17% use Gantt Charts as the main tool for planning and control for sanitary sewer projects. Incorporating BIM in the projects will allow the team to have a digital asset, that improves decision-making process, minimizing errors, reducing time for reprocessing, and improving control of budget and schedule.

    PROPUESTA DE UN PROYECTO DE VIVIENDA MULTIFAMILIAR DE USO MIXTO, UBICADO EN LA ZONA PERICENTRAL DE LA PARROQUIA SAN LORENZO DEL CANTÓN JIPIJAPA.

    This work aims to propose a project of multifamily housing of mixed use, located in the out of the center of the parish San Lorenzo of the Jipijapa city, applying the BIM methodology. This proposal seeks to promote the growth of vertical constructions, in order to reduce specific spaces for residential areas, and thus generate areas where strategic recreational spaces needed in the canton can be designed. In addition, the results of the feasibility analysis of this work determine whether the project is feasible to proceed with its implementation. The first chapter defines the problem that refers to the needs of the jipijapa city, which does not have an orderly territorial planning, which has generated that the center of the city is the only strategic sector for commercial demand. Chapter two explains the conceptualization of the type of single-family housing and legal regulations necessary for the implementation of the project. Chapter three presents the methodology, which consists of exploratory, analytical and applied research. In chapter four the technical study is carried out where the diagnosis of sunset, winds, rain, precipitation, humidity, temperature, climate, equipment and mobility is carried out as key information to determine the approach of the architectural, structural and urban objectives where the different types of housing are proposed for the departments that are part of the final design of the project. Chapter five describes the implementation plan for the BIM methodology, which sets out strategic objectives for efficient monitoring of project development in the design phase. Chapter six refers to financial analysis of two types, the first analysis is static and the second analysis is dynamic, detailing indicators that determine the feasibility of the project. This work concludes with good results of the indicators of the feasibility analysis, in addition to the versatility and organization of the methodology, so it is recommended to apply the BIM methodology and implement the project.

    Optimización de recursos de obras civiles aplicando herramientas de planificación estratégica en construcciones habitacionales de la urbanización Dubái en la Isla Mocolí durante el periodo 2023-2024

    This research addresses cost management and efficiency improvement in construction projects, with a focus on integrating Building Information Modeling (BIM) and Lean Construction (Lean) principles. It centers on a specific case: the construction of residential in Isla Mocolí, Dubai, during 2023-2024. Indirect costs were initially planned to be 20% of the total budget, with a breakdown of 8% for indirect costs and 12% for profit on a project with a total budget of $772,381.92. The implementation of Revit reduced operating costs by 4%, bringing profit to 16%. However, when examining actual costs, indirect costs increased to 21%, resulting in a negative profit of 1%. The BIM methodology proved to be effective in reducing operational costs, but the need for more accurate management of indirect costs is emphasized. The application of Time-Liner in project planning allowed for detailed simulations, anticipating problems and improving risk management. In addition, he highlighted the importance of managing interdisciplinary conflicts to achieve greater efficiency and coordination in the project.

    FACTIBILIDAD DE LA METODOLOGÍA BIM EN EL DISEÑO DEL CENTRO DE RECURSO PARA EL APRENDIZAJE Y LA INVESTIGACIÓN (C.R.A.I.) EN LA UNIVERSIDAD DE GUAYAQUIL, PERIODO 2025

    This project aims to implement the Building Information Modeling (BIM) methodology as part of a comprehensive planning model for the “Learning and Information Resources Center (C.R.A.I.)” at the University of Guayaquil, with the goal of ensuring efficient management. During the initial proposal analysis, issues and delays were identified, caused by the inherent limitations of using conventional planning and design methods. These limitations hinder coordination and integration among disciplines, increasing errors during construction. The BIM methodology is proposed as a tool that integrates architectural and structural information into a three-dimensional model, enabling the identification of interferences and incompatibilities at early stages and anticipating construction issues. Consequently, both costs and execution times are optimized, guaranteeing a higher quality final product. The implementation of BIM in the design of the Learning and Research Resources Center not only introduces an innovative institutional management approach, but also provides transparency and efficiency in the execution of educational infrastructure.

    ANÁLISIS COMPARATIVO PARA LA OPTIMIZACIÓN DE RECURSOS DE LA ETAPA 5 DE LA URBANIZACIÓN COSTASOL, UBICADO EN LA CIUDAD DE GUAYAQUIL

    This work focuses on addressing misconceptions and lack of knowledge surrounding the Building Information Modeling (BIM) methodology in the context of Ecuador. BIM is often perceived as a complex and unique tool, limiting its use in the Ecuadorian construction industry. However, this research aims to demonstrate that BIM implementation can significantly enhance resource management, interdisciplinary coordination, and reduce construction costs. The main goal of this study is to conduct a comparative analysis in how BIM implementation can significantly optimize resources in the construction phase of the "Basilea" project, located in Guayaquil. To achieve this goal, several specific objectives have been established. Firstly, project information for "Basilea" in the CostaSol development was surveyed. Next, for a typical house, each engineering area involved was modeled, quantities were quantified, and construction plans were generated using BIM digital tools. Subsequently, an interference review between different engineering disciplines was conducted through BIM digital review and coordination tools. Finally, construction costs for a typical house were calculated, comparing the BIM methodology with the traditional approach. Ultimately, through the BIM methodology, a reduction in quantities and resources used in the typical house of the Basilea project was demonstrated, highlighting the effectiveness of this methodology in cost and quantity management, directly contributing to the financial optimization of construction projects.

    Aplicación de la planificación estratégica en un Puente Carrozable para la optimización de tiempo y recursos en la Provincia de Esmeraldas, Cantón Quininde, Parroquia Rosa Zarate, durante el periodo 2020-2022

    The Municipal GAD of Quinindé carried out the construction of the new bridge over the Blanco River in the Rosa Zárate parish, with the aim of facilitating vehicular traffic and contributing to the economic development of the area. In this regard, this study focused on using the Microsoft Project tool to assess and analyze the construction of this drivable bridge based on resources, unit prices, and time, in order to verify if there was optimal project management throughout. For this purpose, a deductive-inductive, analytical, and synthetic exploratory, descriptive, and bibliographic-documentary study was conducted to delve into and apply the BIM methodology to analyze the project data and compare the original results with those obtained in this research. Thus, it was evident that, even though the project's duration was 300 calendar days, it could have been completed in a shorter time, specifically in 278 days, which would result in lower costs, increased operational efficiency, and better activity organization.

    The objective of this research project is to apply the Building Information Modeling (BIM) methodology in a developing road project called "Via Monte Sinai". It has been detected that there are problems related to coordination among different disciplines in this road project, which can affect the project's development and the quality of the final work. By implementing BIM, it is expected to improve coordination among different disciplines, allowing the identification of possible conflicts and problems during the design stage, which in turn will reduce construction costs and times. An analysis of the different BIM models available in the market will be carried out, and the most suitable one for the project will be selected. In addition, an analysis of the project's current situation will be carried out, and critical areas where greater benefits are expected with the application of BIM will be identified.

    As a consequence of the population increase at the national level, the need to acquire homes for middle and upper middle-class families has become imperative. For this research work carried out in the Virgenpamba community, Bellavista sector of the Azogues canton, it was necessary to carry out a pre-feasibility study to reduce the financial risks in the construction of an urbanization. Three research methodologies were implemented: analytical, documentary and applied bibliographic, determining the demand for the type of housing, based on reliable data, obtained by the market study using the survey as a tool to obtain the information. In the chapters of this research work, the solution to the problem is developed based on an analysis of the market study, technical study, urban and architectural draft and financial evaluation. To know the feasibility of the project. Using the AUTODESK REVIT software, a modeling of the typical house was carried out with a level of detail LOD 300 to quantify approximate volumes of work; Likewise, the implementation of construction platforms was carried out in order to obtain excavation and fill volumes to later make a referential budget. It was determined that the urbanization project is technically and legally viable and the investment will generate profit for investors

    This research aims to analyze and propose the implementation of Building Information Modeling (BIM) methodology in the design and planning of the Unidad Educativa Bloque “B” project in the province of Los Ríos. The construction sector today faces challenges due to the persistence of traditional methods, leading to errors in design, budgeting, planning, and quality, which result in financial losses and delays. The pandemic exacerbated these issues but also accelerated the evolution of new technologies like BIM, which provides an alternative to improve efficiency and reduce costs in large-scale projects. This study seeks to demonstrate how the adoption of BIM optimizes resource control, enhances coordination among project teams, and enables more efficient development with reduced costs. The specific case of the Unidad Educativa Bloque “B” is analyzed to identify the benefits of implementing this methodology and its impact on project management
