Abstract
The investigative and projectual document below is developed, from a macro level, in
the development of an urban and architectural design plan for a residential complex for
inclusive and sustainable vertical property in piñas, Ecuador, which analyzes as the main
problem, the various and preponderant limitations in the use and occupation of the land in
the canton. At the same time, from a micro level, the identification of the different problem
factors that enact a series of interrelated reactions that conclude in territorial disorder, human settlements, and finally, the inefficient quality of life for the citizens of Piña (basic-
standard services quality of life). In order to assert the proposed problem hypothesis, and
thus achieve the proposed solution hypothesis.
This document has exhaustively developed and carried out the investigation, analysis, contrast, and conclusion of different thematic axes, related to technical topics such
as urban planning, architecture, and research, reaching a programming proposal and
preliminary project. innovative architecture, at the forefront, and sustainable with the
physical and natural environment. In conclusion, the location, positioning, and promotion
of a “pole” model in the housing development axis for the inhabitants of the piñas
canton, which allows the city to be positioned as an urban reference, a social reference, a commercial reference, and a sustainable reference, both nationally and internationally.

Modelo Residencial Sostenible en Propiedad Horizontal para Piñas, El Oro, Ecuador
El documento con carácter investigativo y proyectual a continuación, se encuentra
desarrollado, desde un nivel macro, en el desarrollo de un plan de diseño urbano y arquitectónico para un complejo residencial para propiedad vertical inclusiva y sostenible
en piñas, Ecuador, cual analiza como problemática principal, las varias y preponderantes
limitantes en el uso y ocupación del suelo sobre el cantón. A su vez, desde un nivel micro, la
identificación de los distintos factores problema cuales promulgan una serie de reacciones
interrelacionadas que concluyen en, desorden territorial, asentamientos humanos, y finalmente, la ineficiente calidad de vida para la ciudadanía piñasiense (servicios básicos-
estándares de calidad de vida). A fin por aseverar la hipótesis problema planteada, y así
alcanzar la hipótesis solución planteada.
El presente documento, ha desarrollado y llevado a cabo de manera exhaustiva, la investigación, el análisis, el contraste, y conclusión de distintos ejes temáticos, relacionados con temas técnicos como, urbanismo, arquitectura, e investigación, alcanzando una propuesta de programación y anteproyecto arquitectónico innovador, a la
vanguardia, y sostenible con el medio físico y natural. Como conclusión, el emplazamiento, posicionamiento, y promoción de un modelo “polo” en el eje de desarrollo habitacional
para los habitantes en el cantón piñas, que permita posicionar la urbe, como referente
urbano, referente social, referente comercial, y referente sostenible, tanto a nivel nacional,
como a nivel internacional.
