Abstract
The development of this project was based on a study of the
use of soil in the environment of the road axis of the Avenues Quito -
Machala, in the city of Guayaquil, considering that one of the problems
identified in the sector focus on the rates of unemployment, underutilization
and disorganization of the use of soil in the sector. These
factors in turn affect that there are other problems such as alternate,
begging, insecurity, illegal operation of dating houses, bad aspect to
the sector, among others. Consequently, it was necessary to discuss in
a general way the variables related to the topic of study, such as the
urban theories applicable, the uses of soil, the structure of the urban
network of Guayaquil and the urban zoning, given that on the basis of
the revision of these theories are obtained the necessary guidelines
for the development of the proposal. With regard to the methodology
applied a descriptive study of field, since it was necessary to go to
the area of study for the collection of data and the taking of physical
evidence that allowed to identify the current situation in the sector and
served as a backup of the information described. For the development
of the proposal was submitted a model rearrangement of the use of soil
for the sector of study, which is divided into five areas organized in the
following way: hotel area, government area, area of offices, shopping
area and housing area, which is expected to rescue the road axis and
establish the use of suitable land.
Description
El desarrollo del presente proyecto se basó en un estudio del
uso de suelo del entorno del eje vial de las avenidas Quito – Machala,
en la Ciudad de Guayaquil, considerando que una de las problemáticas
identificadas en el sector se centra en los índices de desocupación,
sub-utilización y desorganización del uso de suelo en el sector. Dichos
factores a su vez inciden en que existan otras problemáticas alternas,
tales como la mendicidad, inseguridad, funcionamiento ilegal de casas
de citas, mal aspecto al sector, entre otros. Consecuentemente, fue
necesario analizar de manera general las variables relacionadas con
el tema de estudio, tales como las teorías urbanísticas aplicables,
los usos de suelo, la estructura de la red urbanística de Guayaquil y
la zonificación urbana, dado a que a partir de la revisión de dichas
teorías se obtendrán las directrices necesarias para el desarrollo de la
propuesta. En cuanto a la metodología, se aplicó un estudio descriptivo
de campo, puesto que fue necesario acudir a la zona de estudio para la
recolección de datos y la toma de evidencias físicas que permitieron
identificar la situación actual del sector y sirvieron como respaldo de la
información descrita. Para el desarrollo de la propuesta, se presentó un
modelo de reordenamiento del uso de suelo para el sector de estudio, en
el que se dividen en cinco áreas organizadas de la siguiente forma: área
hotelera, área gubernamental, área de oficinas, área comercial y área
habitacional, con lo que se espera rescatar el eje vial y establecer el uso
de suelo adecuado.
