This research analyzes the legal gap in Ecuadorian legislation regarding the transfer of property, particularly vehicles, stemming from the disconnection between the systems that record notarial acts in Ecuador. The problem lies in the lack of real-time interconnectivity between notaries, creating a notarial limbo that allows for duplicate sales transactions for the same property, undermining legal certainty and trust in notarial authority. The objective of this study is to analyze this gap and propose a technological model for interconnectivity that guarantees the priority of acquired rights. The methodology employed is a descriptive design with a qualitative approach, using analytical methods and in-depth content analysis of legal regulations and doctrine. Among the findings, it is identified that the current system lacks effective preventive mechanisms that ensure the legal availability of the property at the time of contracting and as a result, it is concluded that it is necessary to implement a digital system of reservation or blocking in real time between notaries with which the duplication of legal acts and guarantee legal security in the transfer of property, strengthening the preventive function of the notary.esCOMPRAVENTAFUNCION NOTARIALINTERCONECTIVIDADPRIORIDAD JURIDICASEGURIDAD JURIDICAINTERCONECTIVIDAD EN TIEMPO REAL, SOLUCIÓN TECNOLÓGICA PARA EL ASEGURAMIENTO DE LA TRANSFERENCIA DE LOS BIENESThesis
