ANÁLISIS, DISEÑO Y DESARROLLO DE UN EDIFICIO DE PARQUEOS PARA LA PLAYA DE CHIPIPE EN EL CANTÓN SALINAS, PROVINCIA DE SANTA ELENA

Abstract

The present research is the description and analysis of current traffic conditions and lack of urban infrastructure in the resort of Salinas, in the Chipipe sector, where is presented a high traffic congestion in high tourist season. The research is conducted in six chapters and aims to solve this problem by avoiding congestion and the invasion of the streets near the beach for informal parking, impeding the mobility of people, causing disorder and contamination, in the absence of specific locations to park or regulation by the competent public entity. "The Problem" defines the background research and the importance of its study and job qualifications. The "Referential Framework" gives the conceptual, theoretical and legal basis for understanding the research and understanding the types of traditional parking buildings, buildings with green facades, types and arrangements of ramps, minimum measures of spaces for parking and standards for people with disabilities, solar incidence, take advantage of wind and natural lighting. Municipal Ordinances of Salinas District and the Fire Defense Law are also addressed. The "Analysis of similar cases" discusses briefly buildings worldwide that are relevant for its technological advancement, use of materials, layout and space utilization within a socioeconomic and cultural context based on what was covered in the second chapter. The "Methodology" focuses on determining a hypothesis of the study and the type of research is needed to study the problem. The "Analysis of Results" gathers data and results of the proposed survey to know the opinion of residents and tourists in the canton Salinas. The "Design of the Proposal" sets the project through a design theory; a site analysis through studies of land, direction of the roads and their traffic; the selection of the materials and cost considerations, based on estimated costs of a building of 6 floors and parameters determined during the development of this work
